Upon coming into the TOMP, there has been a significant zoning change from the Charleston County Community Commercial (CC) zoning classification to the Town of Mt. Pleasant's Community Conservation (CC) zoning classification. This zoning designation is designed to preserve the character and density of historic, low-density residential neighborhoods. Allowed uses are primarily residential. Accessory Dwelling Units (ADUs) are generally permitted provided they meet specific criteria. Some commercial uses are permitted. This property is also located in the new Ten Mile Community Overlay District in the Town of Mt. Pleasant. Pleasenote that the chain-link fence is not the lot line. It is believed that the lot line should be approximately 18 to 20 feet to the left of the chain link fence. Three flagged markers have been placed in the approximate location as to where the lot line is "probably" located, but this is not guaranteed. A survey will be needed to determine the exact location of the lot line. Please note that the street address for this property on some of the Charleston County Property Records may still be "N. Hwy 17, Mt. Pleasant, SC 29429" but the new address in the Town of Mt. Pleasant is "1096 Beehive Rd., Mt. Pleasant, SC 29429."
